This calculator uses the same line items and formulas I use on the estimated net sheets I prepare for my sellers: loan payoffs with interest, escrow and title fees, commissions, county and city transfer taxes, and common seller costs. Enter your numbers and the estimated net updates instantly.

Estimate only. Results are planning estimates, not a closing statement or a guarantee. Actual escrow, title, payoff, tax, and commission figures come from your escrow company, title company, lenders, and agreements. How the estimate is calculated

  • Loan interest: balance × rate × days ÷ 365, added to each loan payoff.
  • Escrow fee: 0.225% of the sale price plus $400.
  • Owner's title insurance: 0.15499% of the sale price plus $825.
  • Commissions: sale price × the percentages you enter.
  • Transfer taxes: county: sale price ÷ 1,000 × $1.10. City: an estimate using the selected city's rate from CaliforniaCityFinance.com (Dec. 2025), including tiered rates such as Measure ULA in the City of Los Angeles.
  • Credits to seller: added to the net.
  • Net to seller: sale price + credits − total payoffs − total estimated expenses. Each line is rounded to the cent before totaling.
