Want a real number for your house?
The biggest variable is the sale price. I can give you a broker's view of what your property is likely to bring and a property-specific net sheet, free.
How the estimate is calculated
- Loan interest: balance × rate × days ÷ 365, added to each loan payoff.
- Escrow fee: 0.225% of the sale price plus $400.
- Owner's title insurance: 0.15499% of the sale price plus $825.
- Commissions: sale price × the percentages you enter.
- Transfer taxes: county: sale price ÷ 1,000 × $1.10. City: an estimate using the selected city's rate from CaliforniaCityFinance.com (Dec. 2025), including tiered rates such as Measure ULA in the City of Los Angeles.
- Credits to seller: added to the net.
- Net to seller: sale price + credits − total payoffs − total estimated expenses. Each line is rounded to the cent before totaling.
