Practice

Bill Gross has been a licensed California real estate broker since 2005, and in real estate since 1989. His practice centers on probate, trust, and litigation-related property sales in Los Angeles County. He works with probate and trust attorneys, executors, administrators, trustees, professional fiduciaries, and heirs. Each of them has to sell real property while meeting the duties and deadlines of an estate or trust.

Many of his sales go through court confirmation at the Stanley Mosk Courthouse in downtown Los Angeles. He prepares the listing, the marketing, and the paperwork with the confirmation hearing and possible overbids in mind. He also handles sales under the Independent Administration of Estates Act (IAEA), where the personal representative can sell without a court hearing but still has to give proper notice and keep the file clean. Trust sales, partition matters, and property in litigation make up the rest of his work.

His goal is simple. He wants attorneys and fiduciaries to have a broker who understands the process, communicates clearly, and documents each step so the file is ready when the court or the beneficiaries ask questions.
