Inglewood Probate Real Estate Broker
How an Inglewood probate sale works when the estate is contested, with a 2026 Inglewood sale as the example.
Short answer: If you are selling an Inglewood house for an estate where heirs object or creditors have filed claims, you can still sell, but the notice and the paperwork have to be right. Hire a probate real estate broker who works hand in hand with the estate attorney and prices the house so the sale holds up. I’m Bill Gross, The LA Probate Expert, licensed since 1989, broker since 2005. I sell probate and trust homes in Inglewood and across Los Angeles County.
A recent Inglewood probate sale
In 2026 I sold a home in Inglewood for a contested estate.
- There were objectors, and a creditor had filed a claim against the estate.
- The personal representative had full authority under the IAEA.
- I listed the house at $699,900, and it sold for $699,000, within $900 of the list price.
- The Notice of Proposed Action was filed July 14, 2026.
| Estate | Contested: objectors and a creditor’s claim |
|---|---|
| Authority | Full IAEA authority |
| List price | $699,900 |
| Sale price | $699,000 |
| Notice of Proposed Action filed | 7/14/2026 |
A contested estate is not a reason to sell cheap. The house still goes on the open market, and the price has to be one the personal representative can defend to the heirs who object.
Does an Inglewood probate sale need court confirmation?
It depends on the Letters. Under limited authority under the Independent Administration of Estates Act (IAEA), court confirmation IS required. Under full authority, court confirmation MAY BE required, for example when an interested person timely objects to the Notice of Proposed Action and the personal representative still wants to go ahead. Los Angeles County probate hearings are held at the Stanley Mosk Courthouse, 111 N. Hill St. in downtown Los Angeles.
When heirs are fighting, that last part matters. An objection to the Notice of Proposed Action can send the sale to court. Read can heirs stop a probate sale? and what to do when heirs disagree. Estate attorneys handling a litigated estate can start at my page for attorneys and fiduciaries.
How does the overbid work if it goes to court?
The overbid rule comes from Probate Code §10311. The first overbid is the accepted contract price plus 5% plus $500. Each overbidder brings a cashier’s check for 10% of the overbid, payable to the estate. After the first overbid, the court can take more bids in the courtroom, and the original buyer can bid too.
On a $699,000 contract, the first overbid would be $734,450 ($699,000 + $34,950 + $500), with a cashier’s check for $73,445. More detail: how a court-confirmed sale works in Los Angeles.
What I do on a contested Inglewood probate listing
- Read the Letters first, so we know what authority the personal representative has.
- Work with the estate attorney on the timing of the Notice of Proposed Action.
- List the house on the MLS so the whole market, cash buyers included, competes for it.
- Keep a clean file on pricing and offers, so the sale can stand up to an objection.
