Executor-Focused Real Estate, with Kevin Rich
The Executorium Podcast · · Guest: Kevin Rich, East Point Properties
Episode summary
Bill Gross talks with Kevin Rich of East Point Properties, a real estate company listed on the Executorium.com directory for Middlesex County, Massachusetts, about selling homes for executors and personal representatives.
Kevin explains that many of the families he works with live out of state, so they value a concierge-style service where one call can handle cleanouts, repairs, renovations and a full marketing plan to sell the property.
He also recommends that executors order a home inspection before listing. Heirs may have grown up in the house but not lived there for 20 or 25 years, and an inspection for around $500 shows what buyers' inspectors are likely to find once the home is under contract.
Bill closes with an overview of Executorium.com, a free site for executors with a directory of service providers, government resources and learning articles.

0:02 Welcome to the Executorium podcast. I'm Bill Gross and this is a podcast for executors as a service for Executorium.com is a service for executors handling estates for their families, friends, or as a third party. It's a free website to use with four great tiles. a directory of providers, a directory of government resources commonly to fill out forms and such with the state and county you're working with, and then great information, articles, and learning on what it takes to be an executor and how to be most successful. If you go to the estate service provider and you happen to be, for example, in Middlesex County, Massachusetts, and you hit show county, one of the people that'll pop up in real estate is East Point Properties, and that's our guest today, Kevin Rich. Kevin, thank you so much for joining us today. Thanks for having me, Bill. We're specifically about real estate for executors of estates. Talk a little bit about the differences on selling houses on behalf of executors versus for normal home sellers. Well, I deal with a lot of probate properties in my area. so I'm dealing with a personal representative that in Massachusetts and usually it's a longer time frame. some of the things that they typically have to deal with would be cleanouts, repairs and renovations, you know, there could be a even an adult child still living at the home. I was actually dealing with that this morning. so I have some nonprofit organizations that I work with that can assist there finding housing options for adult children that are still in the home. But yeah, there's there's some there's some different angles on this as opposed to a regular sale. So, family members, squatters, tenant evictions is one part. and also tell me, do executors tend to deal with properties that they're local or often times are they out of state or out of the area? a little of both. I seem to have I
2:07 Get connected with a lot more people that are out of state. They really need our services because they aren't local. but yeah, you have a good amount that that are local and because of the concier type of service that we offer. it's attractive to a lot of people to be able to one call can basically do it all. you know from cleanouts to repairs, renovations, full marketing plan to get the property sold. So yeah. So it's a little more it's a little bit more work than a normal transaction. Sounds like it can be. Yeah. Yeah. And so some of those services are available on the directory. Do you work with some of those vendors? I have. Actually, I've been starting to reach out to some of the vendors. I met one at a at a real estate networking event not too long ago. They do estate sales. Nice. And how'd that work out? I mean, how'd you find them? You find them at the event and then you just followed up with them or you kept their business card or you had a need when you met with them? Yeah, you know, we met at the real estate networking event and we were chatting back and forth and Executorium came up and you know, and he said he was listed on there and so yeah, so it's been good. It's been good. They need they need more on there, but we're going to help them do that. Okay. So, the nice thing is that these are people we work with on the directory and we need to reach out to our vendors and get them add on there so we all can have more people we work with. All right, Kevin, your real estate agent. If a if a somebody has a property they need to sell and they need to get an assessment of the value of the property or maybe somebody to drive by and get an idea of the of the condition of property, is that something you offer as a service to executors or out of state?
3:42 Yeah, we can do we can do a broker price opinion. but one of the things I often suggest to the personal representatives or the executor is to have a home inspection. often times these people may have grown up in the house but haven't lived there in 20 25 years. May have gone back for you know Thanksgiving and Christmas or whatever. But they don't know the actual condition of the property and u I recommend that's money well spent for around for around $500. You can do get a full inspection for things that are probably going to come up when sellers start to start to come through the property and then some once it goes under contract. they're obviously going to have a home inspection done. So, we get ahead of it by doing our own. Got it. Okay. Well, that's good advice. Kevin Rich is a real estate agent in Middlesex County, Massachusetts. What are the main cities in Middlesex County? So, I'm like where I live. I have a home office and I have another office up in North Andover, but right in between Middlesex County and Essex County. those are the two counties in the northeast part of the state that go from Suffolk County, which is where Boston is and Essex and Middlesex go up to the New Hampshire border. And we do cross over into the into New Hampshire. Fantastic. And your contact information is down below on the screen. East Point Properties, phone number [phone number]. And the agent who handles that business is Kevin Rich. Kevin, thank you so much for joining us today.
